Upstate was engaged to launch the building at the height of the COVID-19, tasked with achieving a pre-pandemic sales target to commence construction and advise of branding timing and sales strategy. We also managed the sales suite build and brand execution.
Picking a gap in the market and sensing optimism returning, we leveraged government grants to launch the project mid-pandemic and achieved over 50% of sales being 40 lots in under nine months achieving the vendor’s sell-through target. This was achieved via a targeted digital sales strategy with over 40% coming from our database and 20% coming from social marketing leaving the balance to established portal marketing. We achieved three sales in the commercial suites also in this time.

Upstate was engaged to advise on the strategy, sales campaign and launch to deliver 100% pre-sales and provide confidence to a development that hadn’t worked on the Northern Beaches previously. We provide feedback on pricing, finishes and marketing.
This development sold out in under eight months with 100% sell at the height of the pandemic. 17 lots sold directly to our database due to a whisper campaign pre-launch; followed by a 100% sell-through of the project after launching mid-Covid. This was achieved while managing, in parallel, sell-through of Havana, another development also in Dee Why. We achieved this client’s goal of 100% sales target to enable time to focus on the further development of a surrounding site for another 300 plus lots and deliver a great brand experience for its purchasers, even involving well-known purchasers to film a Why We Love Delmar campaign for the building.

Upstate was engaged to facilitate sales in the building and carry out commercial leasing. We successfully sold apartments directly from our database with no external marketing available to us. Upstate was also the only external leasing agent appointed for commercial leasing securing a number of tenancies to national brands including NAB, Guzan y Gomez and Rashays.

Upstate was engaged to market and sell the property. Utilising our internal marketing department, we saved the vendor over 75% on marketing costs and brought the project to marketing quickly via a nimble and bespoke approach to marketing.

Upstate was engaged to build the brand of the building internally including all marketing collateral, launch the building obtain 50% pre-sales commitment preconstruction and maximise GR. We achieved unprecedented sqm rates that set a record in a suburb of the Northern Beaches with previously no units.
This factor reduced demand, setting a new market and established a rate of sale. This meant the client required to have the last lot sold by auction upon completion of the building and keeping our rate for sale in a state to achieve the maximum GR. All commercial was all sold prior.

Upstate was engaged delivered community engagement, guided the developer through product mix and floorplan changes to maximise the GR. Upstate gave feedback on finishes; delivered the sales suite and managed the entire marketing process culminating in setting a new record for Pittwater Rd, and achieving sell-through before completion.

Upstate was engaged by Attentus to provide expertise around meeting sales targets for The Gable House. To maximise the spaces on offer, we enlisted the expertise of Alanna Smit, an award-winning structural and interior design market leader, known for experience in heritage projects. We worked with Alanna to maximise floorplans, finalise fixtures and finishes, colour palette as well as create the marketing assets for our in-house marketing team to take out to the market.
By introducing an award-winning designer to bring a sophisticated brand look and feel to the project and redesigning the lots to maximise the GR, we not only achieved the vendors sell-through targets, but reached new records of SQM rates in a tier 2–3 location in Manly.

Upstate was engaged to advise on sizing, layouts, finishes and mix of property type from concept to delivery. We were also tasked to introduce the Sunlands brand to the Northern Beaches; integrate them into the local community and mitigate any perceptions about a Queensland-based developer basing themselves locally.
We were awarded exclusive agent for the development. We sold off-market over two launches – selling 79 townhouses via our database in 10 days. Significantly we did not use any portal marketing to achieve these sales. As well as delivering a great result and service experience for the client we successfully established Sunland in the Northern Beaches for future developments.

Upstate sold the site to the developer with a promise of a market-setting 26,000 PSM rate. We then partnered with the developer going 10% in on the shareholding of the company and delivered the sales all before completion. We consulted on unit size, mix finishes as well as collaborated with a creative agency called Made on all the direction and execution of all marketing collateral for the campaign.

Upstate was engaged pre GFC to deliver the pre-sales for this property. In spite of the mammoth impact on the market created by the GFC, we successfully sold out the development, not only delivering sales but strategy to meet the market needs, adapting to mezzanine financiers to achieve time-sensitive and aggressive sales targets. The end result kept CABE developments trading through these times and achieved a profitable development under huge pressure through GFC.
